We carefully evaluate supply and demand, demographics, historical performance and other market conditions to identify high growth, supply constrained markets.

We utilize our relationships with local and National Brokers, Lenders and other market participants to gain superior information that is not available to the market at large.
ACQUISITION CRITERIA
We focus on Emerging market areas with indicators for strong near and long-term economic growth.
We focus on complexes that are 50+ units and can be acquired in the $4MM – $50MM range.
Asset Type
We look for class C- to B+ properties located in C- to A areas that were constructed in 1970 or newer.
Hold Period
Each asset is typically held 5-10 years depending on its exact business plan.
Unit Mix
We prefer to invest in properties where no more than 30% of the unit mix can be made up of one bedroom apartments.
Operating History
Occupancy above 80% with the exception of properties that require renovation, providing properties are well located and present value-add opportunities.

We analyze our target markets and look for areas that have increased job opportunities, rising rents, and a dedicated local government to city development. It is in these markets that we find the most opportunity to leverage your investment and maximize your return
We create places people want to live! During the acquisition process we purchase Class-B and Class-C properties then identify ways to add immediate value back into the property. This in turn increases our overall revenue and return to our investors by aligning our properties with higher market competitors and increasing the length of our renters lease. Improving landscaping, adding dog parks and providing reserved carports means higher returns in the long run.
We analyze every deal through a extensive and conservative underwriting process. We set specific investing criteria based on the "Three C's"
Cash on Cash: We set a minimum cash on cash return of 7-9%.
Cap Rate: We send each potential deal through a strenuous underwriting process and aim for at least a 6% capitalization rate and structure each deal individually to achieve the highest returns.
Cash Flow: Identify areas of potential to maximize cash flow.
